   系地方方言,即办公用房,指机关、企业、事业单位行政管理人员,业务技术人员等办公的业务用房,现代办公楼正向综合化、一体化方向发展,由于城市土地紧俏,特别是市中心区地价猛涨、建筑物逐步向高层发展,使许多中小企事业单位难以独立修建办公楼,因此,房地产综合开发企业修建办公楼,分层出售,出租的业务迅速兴起。

写字楼就是专业商业办公用楼的别称,严格地讲,写字楼是不能用于住人的。这是房屋的房产证上有明确注明的。
写字楼原意是指用于办公的建筑物,或者说是由办公室组成的大楼,1971年,Rhodes和Kan提出:“写字楼的作用是集中进行信息的收集、决策的制定、文书工作的处理和其他形式的经济活动管理。”从这个意义上讲,写字楼是指国家机关、企事业单位用于办理行政事物或从事业务活动的建筑物,其使用者包括营利性的经济实体和非营利性的管理机构,是随着经济的发展,为满足公司办公、高效率工作需要而产生的。
写字楼就是交通便利,基础设施完备,位于城市的CBD,行政配套齐全建筑设计风格鲜明,气势宏大,外立面装修质素较高平均每200平方米至少一个停车位楼层吊顶后净高2.6米以上平均每5层有一部电梯服务,等待时间不超过30秒最少具备50-60瓦/平方米电力供应,并配备足够的后备电力供应设施平均每20平方米建筑面积有一条电话线,提供或支持DDN,ISDN线路,备有视像会议设备提供四管式空调系统和24小时空调供应拥有声名卓著且具备相关经验的物业管理公司设施齐备,包括有银行,邮局,商务中心及餐饮等系列配套,且均以服务于大厦客户为主。

The primary purpose of an office building is to provide a workplace and working environment primarily for administrative and managerial workers. An office building will be divided into sections for different companies or may be dedicated to one company. In either case, each company will typically have a reception area, one or several meeting rooms, singular or open-plan offices, as well as toilets.
Many office buildings also have kitchen facilities and a staff room, where workers can have lunch or take a short break.
